@Dave J. I hope you mean you had a draftsman for Craigslist put the survey done by a surveyor in CAD for you. If a draftsman form Craigslist is out providing professional surveying services the State Board of Surveyors should probably be notified.

I would say ALWAYS get your purchases surveyed by a good reputable surveyor. I have seen more than one horror story unfold where somebody did not and down the road did modifications only to find out the structure is not compliant and they are out a bunch of money to fix the situation. In my corner of the world you have to have a survey to submit to get building plans. Make sure what you are starting with is legal and compliant with all zoning setbacks up front - it will come back to bite you eventually if you try to cut corners there.

Agree 100% with @Guy Gimenez and @Matthew Kreitzer you need a survey and proper documents done by an attorney. Not doing so opens you up to liability, and could possibly cloud title to both of your properties which could be a major issue and cost one or both of way more money down the road when one or both of you sell.

@Elizabeth Anderson subdividing land can become quite complicated depending on the size of the property and conditions. Generally you will need a team of people if it is acreage including a surveyor, civil engineer, environmental professionals, and attorney that do land development. While all these folks do the subdivision the builder and architect along with the owner can begin the process of designing the houses for those lots. Or perhaps the owner sells the lots as a package to a builder and steps out at that point. If the property is a smaller infill property that is being split into 2 or 3 lots it is a bit simpler. I would definitely recommend finding somebody with experience doing subdivisions and asking a lot of questions.

@Steve Guzek Here in FL surveyors are only required to show encumbrances that are provided to them via title work - for example easements, rights-of-way or other matters of public record. Not sure how it works in AZ. Having an ALTA provides all the matters that encumber the property in any way through the title insurance commitment, and they can be shown on the survey. Don't want to have an easement that somebody has rights to running through the middle of your proposed building!! That would be why I would recommend an ALTA. Also it has been my experience that lenders always require and ALTA on commercial/industrial property to loan on the property - again my experience is Florida only.

@Steve Guzek I think getting an ALTA/NSPS survey up front would be a good selling point. I say an ALTA because it is light industrial and generally, at least in my area, a lender is going to require an ALTA to lend on commercial/industrial property. Having the survey done will require you get title work done on the property which you can use as a selling point to show there are no title issues hidden for the buyer. We will always "re-certify" a recent survey to a new entity and a reduced fee of the original to cover our extension of liability. As full disclosure I am a licensed Professional Surveyor in Florida and do ALTA surveys regularly.
