Hiring the right pro's for the job!

Hello everyone.  In the world of real estate investing, I'm sure that everyone can agree that every penny matters.  That being said, I also know that there are definitely things that you never want to short cut.  When it comes to auction bought properties, do any of you hire a home inspector prior to hiring a GC and starting the rehab, or do you just forgo it all together?  Why or why not?

I'm also curious to hear about what each of your thoughts and preferences are when it comes to hiring architects or designers for your SFH rehab projects, or do you just settle with your own ideas and a use general contractor only? When and why do you choose or not choose to do so?

Hi Wenecio,

On the SFH rehab that we did, I hired a draftsman from craigslist to survey the house and create the initial CAD file. Later we hired a designer from Upwork to fine-tune the layout. It cost us a few hundred dollars for the two of them.

That was an inexpensive way to get some good design help on decisions like placement of walls, doors and fixtures in the new bathroom, for example.  Of course, there were also renderings  from retailers during the process of buying a new kitchen.  Having the drawings readily available made that process quicker.
