@Matthew Atkinson I'm going to agree with @Manny Cirino on this. Older plats are notorious for problems. A good deal of them are nothing more than a picture that do not work mathematically. You really need a survey to be sure you are getting what you think you are and more importantly make sure you don't have title issues that are not apparent on the surface - adverse possession and such. Full disclosure - I am a surveyor.

@Jim C. I work with a few really good architects here in town as a surveyor. Each has their specialty. PM a contact number or look up my number and give me a call and I can give you a few names.

@Kay Bush you can find a good surveyor usually by calling around from the phone book - I will say cheapest is definitely not the best way to go most of the time. You may ask the seller if they have a previous survey and contact that company since they are familiar with the property already.

Here is a link to the official FEMA flood maps. This is what we use as surveyors to determine the flood determination of properties we survey. Just type your address in the bar at the upper right and you will see the property and resulting flood zone information. It is possible to have structures removed from a Flood Zone through the LOMA process - check with a local surveyor.

Would love to meet up anytime next week during the day. I am in North Naples all day during the week. @Corey Wayland I'd love to hear what you have going on in Charlotte County. My wife has family there and I hear it is going really well up there for flips and rehab/rentals. I really like sound of the Brrrr strategy and wondering if Port Charlotte may be a good place to look into.

Welcome to BP @John Hannah I'm in Naples also and just starting out. I have worked in the real estate business as a Surveyor here in Naples for the last 20+ years. Curious where you plan on looking for your deals. They can be toght to find here because all prices are so high. There are many more deals in Cape Coral, and Charlotte County it seems. Good luck on your endeavors. Let's try to meet up some time for coffee and chat. There are actually quite a few Naples people on here I am sure you will be hearing from also.

I certainly recommend getting it surveyed. Don't do owner affidavit (if that is a possibility there). As a professional surveyor for over 20 years I have a real problem with the whole owner affidavit thing. Basically instead of having a licensed professional determine if there are any title issues related to possession you get the seller (a lay person) to give a professional opinion on matters they are unqualified to render that directly impact a deal which they have a vested interest in.

Basically the current owner gives you their old survey, which could be a decade old, and signs an affidavit stating nothing has changed. This may or may not be true as they might forget Bob next door built his fence about 7 years ago and lo and behold it is 3 feet on to your property. Now Bob has been paying taxes and possessing the land for 7 years and decides he wants to cloud title to your property by claiming adverse possession or something.

If you're going to spend the money on the investment pay the extra fee to know exactly what you are purchasing. Just my $0.02

Hi @Stacey Rivera welcome. I'm a newbie myself from Naples. Like you I have been a member and listened to the podcasts for a while and finally decided it was time to introduce myself and get started.
