hello all, i am looking to get my my marketing for wholesale deals of the ground. I am doing direct mailing (mailed my first batch today ) but i am more interested in results with facebook. 

If anyone has a facebook page and uses it for generating leads could you please share.any tips.and.advice and what kind of success you've had with this strategy.

hello all,

After some studying i have decided to start my wholesaling marketing campaign. I plan on using a facebook page to market my services to my farm area as well as craigslist. However i want to focus on absentee owners more than anything else. I have access to literally thousands of absentee owners and it gets overwhelming real quick.

Im trying to narrow my search so i am focusing on those out of state.

Is there anything else or any other criteria i could use to narrow my search to make my marketing more effective?

Hey Rick, i am a realtor in upstate SC and NO you do not need an agent to present offers. If you decide to go that route then you will be considered a customer and any agent you dealing with will be representing the seller whether or not they are the listing agent.

I think the agent was trying to say that in SC an AGENT must represent a client in a transaction, but you as an individual does not need and agent to represent you.

thanks to everyone for their insighta and suggestions. It was a very enlightening discussion. I'm thinking maybe build up a fund and focus more on flipping and forget about wholesaling.

Speaking as an Investing Broker/Realtor® with 19 years experience, your broker is absolutely correct!  It IS a Disclosure issue... Article 4 of the Code of Ethics is very clear about our necessity to disclose our acting as a principal..

However.. this nonsense about pocket listings is completely unethical and is NOT sanctioned by the National Association of Realtors® nor are pocket listings condoned in any way by MOST Brokers...Why? Too many E&O issues!

If you want to wholesale... that's ok.. simply denote your position as a PRINCIPAL to the transaction PRIOR to substantive conversations and then be sure to provide comparable data (again, as required by the Code) and use a State Contract.

Using this will minimize risk, and maximize profit.

hey all, as a new investor i have been reading up onbhard money loans so i figured i would ask on here if any one could break it down in lay mans terms for me please. I am especially interested in any costs that may be needed to acquire a loan such as down payments or any other fees and also is there typically a grace period before you begin making payments.

Any and all answers will be greatly appreciated.
