hello all, after reading a few books and following many topics on here i decided to take some action and mail out a few (30) letters to absentee owners. Now i know that 30 is not nearly enough to get any leads but thats not why i'm writing.

From those 30 letters i have received five calls so far from sellers looking to sell. The only problem is that there was not enough profit to be made from any of these deals because of the amount left on the sellers mortgages. 

How much equity should i look for in a property before i add it to my list? Is there a formula or minimum amount i should look for?

Any and all insights will be greatly appreciated.

Lots of leads no actual clients. Maybe its cus i suck..lol

try homeandhouselocator.com. they send leads from people who.applied for financing in the area of your choice. You then have to call up these people and introduce yourself and maybe you could get a client. 195 a month for spartanburg.

i worked at an apartment complex for a couple of years but i have never heard of the second charge. Why would you need to turn on the water for cleaning? Shouldn't it be turned on already. Anyways the other two are legit but if you've taken care of these issues then you should receive your full deposit. If you have video and photos then you could probably speak to an attorney and get a professional opinion.

ive used it to sell a listing i had as an agent. But havent tried it with investing. Im thinking if taking the same type of copy used on craigslist and boost the post to my target base
