that is great. Vacation rentals always seemed to make more sense to me than traditional rentals. Maybe I'm just dillusional, who knows. Anyway congrats and hope you continue to do well

That is awesome. Just last week I considered using prosper for a loan to do the same thing but wasn't sure if it would work. I've already got a personal loan with them that Im almost done with. I'm glad that I can use them for financing.

welcome to bp. I to am an agent who's looking to wholesale. ALOT of folks on here don't like it when agents engage in whloesaling. However, the first thing you need to do is speak with your broker about this to know how they feel about that. You could also email your licensing commission to make sure you're straight.
As far as marketing, for me personally I've found that direct mail works well. I don't mail out thousands of pieces as i don't havr that kind of budget. I target absentee owners both in state and out of state. Out of a 100 pieces a month i get about 10 calls and 1-2 deals. I am going to start targeting only vacant properties for wholesaling and occupied units for real estate sales.(just trying my own strategy )
As far as mentors go, i've found one who teaches me the ropes and shares all the formulas and contracts with me. He gets 50 percent of my first 5 deals as "payment"
Look on craigslist or call up the number on those bandits signs you come across and just be straightforward with them. Let them know what you.need and if they're interested in helping you guys can work out some type of deal.
