Wholesaling as an agent
Hello investors!
I am new. New to investing. I just received my license as a bonifide Texas agent. I went into this thinking that being an investor or agent is all the same. I'm finding out quickly that it's not. I have several questions for any expert willing to answer them.
1. I don't have much money. How do I appeal to a mentor without money?
3. My husband and I want to start wholesaling ASAP. We are unsure of which type of marketing is best. Letters? Bandit signs? Cold calls? We want to pick one and master it before we try using others. Which is best for getting that first deal?
I have many more questions. This is the short version lol I am grateful for any advice.

Welcome to wholesaling!
If you are wanting to find a mentor, I would suggest doing essential networking to find out who might be interested in being a mentor. Since you don't have the money you might think you need, I would suggest offering half of a certain amount of your first deals, or even more than half in order to learn the trade. It can be intimidating you speak to someone about learning from them, but please don't let that stop you from trying.
As far as your marketing type, it really depends on personal preference. With a smaller budget, I would suggest driving for dollars and writing your own letters to begin with. Also, scour Craig's List.
