I haven’t increased rents this year either. 90% of tenants still paying and still a very high demand for rentals!

There should not be a smoke detector in the kitchen. Electric code doesn’t require it.

@Maugno M. - I don't think you have a gas valve problem.  The water heater only HEATS the cold water that enters the tank.  When there is water pressure coming in from the street, and your water heater valve is open (should be on the cold side of the line coming into your water heater), you should be getting water, heater or not into your faucet.  You have a plumbing problem.  Yes, you may also have a water heater problem as well.

@Jim Cran the truth is, just like everywhere else, they have a system. When you figure out what they want and where to go with it AND you go there enough that they know you, they are not hard to deal with. My first few times there though, were AWFUL!

There is probably a 7 year warranty on the equipment. Also, the technician who pulled the permit is liable, although with the city signing off on the certificate of occupancy, I’m not sure how much liability he can/will assume. 

Give him the number of the technician and be done.
