I actually have a couple of pocket duplexes that might be right up your alley as both investment and place for your daughter.

Or happy to help you find some value in a SFH as they come on the market, sold 57 properties (solo agent) in 2021 alone.

Give Tyler kagemann at Union State Bank a call. Might be able to get you on a portfolio loan for 6 months or so and then into an FHA!

Also, obvious wouldn't be doing my job if I didnt say... if you need any help finding that small multis let me know, I'm listing two in the next couple weeks!

@Carl Amundson, I'm not sure I know anyone who has perfected this process aside from an investor that decided to start his own construction crew and pays them all W2 wages.  My advice would be to start a massive spreadsheet with tabs based on skillset and as you drive around town & network with other investors write down the names of contractors that ppl have used and had a good experience with.

Also, a common "hack" is to ask the painter you hire who the best drywaller & plumber they know.  Ask the plumber you find who the best HVAC person would be.  Ask the HVAC contractor who the best electrition would be.  Do that ON EVERY PROJECT.  A record that, track that, and build the list of valuable contractors to use.

Hi @David Verbockel, depending on how much you do have saved there are some investor-type loans at some local banks that you could work with for as little as 10% down. Also, if you are looking to BRRRR, you likely aren't buying a house that is over 100K so you wouldn't need to put more down than that!

Definitely Des Moines Iowa is an option. I'm a realtor here that works with a lot of investors.  Both on and off-market deals.  Given the numbers, you are asking for and depending on what you mean by "cash flow" our market is something to consider, no question! Happy to discuss if you feel the need.

In the Central Iowa area the only two I know of are as follows: 

1. Third thursday each month currently at Gilroy's in WDM. 

2. Every Friday Morning 7am-8:30am I host a real estate investor's coffee at Smokey Row Downtown Des Moines.

@Seth Hudson I've done it both ways, with an attorney's contract and with an online contract.  My suggestion, with such a large dollar purchase (guessing since you said multiple) you should have attorney representation to write your contract.  Now if you are buying with NO money down, and you are not planning to put any money into the deal, your risk is limited to only your time, but I think it is worth paying an attorney.  I've had a lot of success with Lisa Wilson & Jeff Egge out of Waukee Iowa.  Give them a call and tell them I sent you :)
