 Indianapolis is a market we love, as well as a few others: Ft. Wayne & Des Moines to name two! Great returns and value to be had if you know where to look :)


 Sample in the Des Moines Market.  169K duplex listed for 7 day as of today.  One unit is 2 bed 1 bath the other is 1 bed 1 bath.   Est rent total would be around 1600/mo but the owner would pay utilities.

Another example in a more desirable neighborhood would be 240K brick duplex both units are 2 bed 1 bath.  really low rents today, but rent would typically be around 1000-1100 per month per side.  Tenants pay all utilities. 

Again, just a couple small multi examples.

@Gabriel Kinser, with all due respect, there is not one SFH at a 1% deal sitting on the market today in Des Moines. There are 3 potential in the 2-10 unit size that meet the 1% rule but have some limitations and question markets. Unless we calculate the 1% rule differently.

I'm not saying this to downplay DSM clearly I've put my stake in the ground here and LOVE the investments and opportunities with value add, STR and long-term hold I'm seeing in Des Moines, but to say that 1% rule is sitting on the market in DSM is not true.

@David Cunha, Most lenders are 20-25% down, but there are 1-2 lenders local in Des Moines that for first-time clients, can put 10% down and be non-occupied, but honestly, these local bank programs change by the month and the appetite of each bank!  Happy to help facilitate that discussion if you'd like a warm intro.

Longer Summary of What is Going on!!

Many of you know my passion for connecting real estate investors with each other. I currently host an in-person, weekly coffee meet up. This event has had 20+ attendees each Friday morning the last few weeks!

It has been on my mind for over a year now, and finally it's happening…Ryan Wikstrom (Homelife Brothers) and I are putting our efforts together to bring another Real Estate Investor Group to the Des Moines area! We hope that this group would NOT replace any of the current Investor groups, as they are providing incredible value! @Mason Schreck welcome to the DSM metro investing club! HA We have a pretty vibrant community of local investors that do a great job networking and sharing sources.  Obviously, we are all in the same market but that typically doesn't stop ppl form sharing resources here!

If you need anything let me know, I started as an investor and then transitioned into a realtor that works closely with investors to find and strategize around the right properties for their portfolio from A class SFH to C class apartments, Des Moines Metro is big enough to attract people but small enough to stay off the radar of the big players ;)

Kicking off a new Monthly meeting for the local Des Moines area real estate investors. Starting Sept 13th (and continuing the 2nd Tuesday each month) we are hosting a real estate investor meetup. This is partially a structured event where we will have an agenda.

The first 60 ish minutes with announcements and a guest speaker.

Followed that up with Q&A for the guest speaker and networking with other investors for 60-90 minutes.
