Oops I posted the wrong thing but no worries,

My true question is

I'm looking to buy some multi-unit properties, and I don't have enough down payment yet.

But I'm willing to work with other investors and build a team of other investors.

Or should I borrow the money from a hard money lender for the down payment?

hi , I'm looking for multi partners for investing and growing our business, through real estate investing.

if you think you don't have enough money down for some of the deals out there , then partner up with 2 , 3 or even 4 investors and grow the business with the help of others to split the risk and help is better than not even starting at all.

what are your thoughts on this people, I'm looking to do some deals with people looking to start out or if you're an experienced investor as well. lets talk.

Good day, yes i'm an real estate professional from Kitchener/Waterloo region. obviously still a hot investment market as well a we are also close to the GTA which has settled down some due to the crazy market of everyone wanting that next home or that next affordable investment, but in doing this it , the government thought that they could regulate investors by making it harder for them to invest when actually it made it easier for them due to the struggling complications for first time home buyers involving a so called " stress test " to the market of future fore casts of rising interest rates,

the first time home buyer needs to qualify for  a home at 4.74% interest rate in order to actually get their true mortgage rate of 2.5% or what ever todays low rate is.

as an investor myself, i know cash flow is key but in rising home prices in Ontario its an actual win win even if you aren't cash flowing , but i'm not talking about taking a $1000 hit every month for you to keep up expenses for your investment property so your tenants are happy, but its a true mortgage helper in knowing that every year you can increase to the allowance of the landlord tenant act to a certain percentage, eventually soon enough it will cash flow, and your equity will largely increase,.

to make it even less stressful on some investors they are going the way of partnerships to leverage their portfolios and with the help of others peoples money grow alot quicker than doing it on their own.

@Michael Delpier i like your response, and same goes for me.

being a 43 young male i feel that doing the job that i had ( transport truck driver), i wasn't contributing to my community, or using enough quality time with my family.

Building my real estate has lead me towards becoming a real estate sales rep and not having to work 16+ hour days , my wife is currently involved in this path with me and now my siblings are also getting interested in how our path is planned out, instead of working for someone else, work for yourself,

i always remember this statement that i heard when i was in high school.

"i'd rather earn 1% of 100 peoples efforts than 100% of my own".

that's basically the path of all CEO's.

well good luck in all future goals, mabey one day we'll do some deals
