New BP memeber from Vancouver,BC
Hello! my name is Darryl Louie and I am from Vancouver, BC. I have been on BP site for last couple of weeks lurking around and I finally decided to join the forums to educate myself more and maybe connect with other investors for some advice. I started investing in real estate last year with two condos purchased in the toronto area. The higher prices out here in Vancouver make it more difficult to get financing so I decided to try my hand in the east coast. As a electrician and pretty handy with the tools and having done a few small renos myself, I am now looking to dive into a flip or a BRRRR. I was particularly interesting in Windsor,Waterloo or Kitchener Ontario as the price points are much lower and I can see positive cashflow for SFH and multi family homes. Looking forward to meeting everyone on the forum and hopefully getting to learn alot from other experienced investors.

Welcome to BP!
I am an investor in Windsor myself so I can give you an idea of how the market is. Eric made a comment about Windsor being the Detroit of Canada, but visiting or living here you will find that is not the case! Appreciation from March 2017 over March 2016 was over 16%, and the vacancy rate is less than 3%. The city, although it suffered during the recession, has picked back up nicely and is becoming more and more vibrant. The news of the investments in Ford will also mean good things for Windosr! It is also a very safe city - the neighbouring town of Amherstburg was actually rated the safest town in Canada! Windsor is a great place to invest for cashflow, as you can find a good duplex for under $150,000.
I invest in small multi-families in Windsor, and I have quite a few clients from Toronto who invest in small-multis, single families, and a few in larger buildings.
