hello Jay. Are you looking to flip some properties? I've got realtor's & got people handing me wholesale deals. I've been in business over 20yrs renovating & flipping Houses for investors.  I'm very well connected with any materials.  I want to flip some houses myself but just don't have the capital to find any lenders so I'm still working with investors.  Let me know if I can be of any help?

hello I'm a contractor in tulsa area it seems hard to find a good devoted contractor I flip my own houses. Best thing to do instead of hitting the yellow pages sorta speaking.  Cuz oklahoma is so easy to start a business or to get started in construction but not everyone can handle what u through at them for their unexsperianced they can only do tile or sheet rock but not everything

The average time a house sits on the market depends on who's selling it? Of course you have the pros and cons about this but I've found there's some tricks to get people thru your door at open house. But the person who's showing the house can do some things that draw attention to get buyers curiosity going to check you out. So you could roughly sell it within a week! Alot also has to do with areas surrounding the property.  I've gotten homes sold myself for the investors I've done rehabs for.

ever since the crash in 07' I've seen as well talked to people & a lot of homeowners switched from being home owners to renters for their over head is lower & the up keep is property owner responsibility (landlord). They pay their rent & take care of lawn work it's cheaper but for the ones that got hung up in all that foreclosure stuff can't buy a home so they rent. 3 berm rentals are staying full. Buy & hold is a better option? Outside of that multi family housing is hot more families are looking to rent vs buying.

yes very much so. It's awesome to be able to change out what ever it is & put something different back & make it sparkle.  When ur done check out people's expressions that's the coolest thing to me besides a pay check.. I luv what I do you can check out my portfolio & see what & how much creativity went into that job..my mind works around the clock to improve everything & anything in this business u have to have a creative mind.......

OK thanks so much. I've been involved with real estate for long time. It's just finding a lender Im connected with a few realtor's that has worked with other investors I've worked with.  The realtor's are the one who has influenced me to do this myself and they would help. But money is what's stopped me from moving forward on my own. I've worked with alot of investors flipping cuz I know houses. But they are tight & I don't make alot after I pay my guys. Or I'm having to file liens cuz they don't comprehend budgets,but I'm very well connected for any & all materials. So I'm wanting to flip my own houses then me & my guys can make more money Lol it would be nice to have a pay raise.... but some things you said I didn't know of someone that is helpful ,thank you.
