What would you do???? Duplex laundry set up...

I am closing on a duplex in about 3 weeks. The duplex is an over-under with separate entrances at the front of the building. Current set up is laundry is in the basement and first floor unit has sole access to the basement and laundry with no basement/laundry access to the second floor (ie. laundry mat for them). 

It would be very easy to change the current set up and give shared access to the basement. 

Question is would you cut off the additional sq ft (about 200) and sole access to laundry from the first floor and share it with second floor or keep the set up the way it is? Is it smart to have renters share laundry, I know this can cause problems. Rent for each the way it is currently set up is 1150 bottom floor and 900 upstairs. With shared laundry its hard to tell what rents would be but top floor wouldnt go up much as its only a 1 br. bottom floor is a 2 br but might go down a bit without the extra sq ft and sole laundry access. Thoughts???
