 The $1250 would be for the Master panel upgrade.  

$4.50 is an approximate cost per square foot.  Here in the Hills outside of Austin it can be upwards of $7 to $8 depending on how many can / fixtures you put in.

Last house I had quoted for a full replacement was $10,000 with a new panel @ 1300 sq ft.

Okay a couple of things here to help you out with.

First my background. I was an independent sales rep / Territory sales manager for several of the top brands in the surf skate snowboard arena, IE Burton, Spy, DC, Nixon etc. for 15 years.

Yes, you do want to get a dealer account with major brands that you want to sell.  Most of the time you are going to need a physical retail location for any of the major brands to open you.  Brands want to control their images and their pricing in stores and online (even though technically it is against the law for them to but if you go against them and price things at off price, your account will just be closed).   

There are two avenues to purchasing goods.  You will be asked to prebook your orders - Plan out and commit to a buy of goods 4 to 9 months down the road.  Or What you really want though is to buy their CLOSE OUT product.  This product is 10% to 70% off of the wholesale price thus gives you a potential to really earn your margins.  IE the $20 Tee cost $10 @ wholesale becomes a $6 tee at 40% off. Thus making $14 on that $6 investment if sold at full price.

Now the fun begins when the companies say no to website only sales.  Then you have to find out who is buying this product in bulk and reselling it to retailers such as yourself.  Look online for clothing, women's clothing, shoes, men's clothing exporters and the cast of characters will begin to appear.  Reach out to them and ask what they have available.  You might be very surprised.   One of my dealers  use to take at least one shipping container of shoes a month.  PM me if you have any other questions.

this will get you on the MLS system for your area and you can set the buyers agent commission. I recommend the full 3% they would normally get for a transaction.

  • Hire a PROFESSIONAL photographer - $150 to $200

They are the specialist here, let them show what the house looks like in images.

  • Stage the house - Tell a story to those walking into the house how their lives could look like living in the house.  We use our own furniture and art quite often.
  • Hold an friends and agent open house to get people talking about it right before you list it

We did this with our last flip and we had the house sold in 8 days.

@Luke Holcomb The VW dilemma is an interesting one.  Since it is one of the larger employers of the region it will be an interesting one to follow to catch properties on the the way up or down.   lets touch base some time.  I would like to see what deals you have been finding in which Neighborhoods.  If we do land in Chattanooga we may be able to do some business!

Greetings Everyone,

In looking around the country, my better Half and I have a list of places that we are considering moving to, two of which are Knoxville and Chattanooga, TN.    

What I am looking for from this Hive mind of BP is the following:

1. How are the inventory levels to acquire rehabs to flip and or long hold projects?

2. What is the city government doing to attract businesses for the long haul?

3. How active are the local REI clubs?

4. What would be the average hold time to sell once a property has hit the market on a Flip?

And for my own personal interests how is the mountain biking / Dual sport motorcycle culture?

I would throw in Argentina and Chile.    Eat steak and potatoes in Argentina and Seafood (I recommend the razor clams if you can find them) in Chile.  Besides your money will go a LONG way these days.  And one side tip, travel on a motorcycle.  People will come up to talk to you and really want to help you.  Here you can use this

New Zealand is also Amazing - Snowboard in the morning and surf in the afternoon.
