@Shane Woods I have always tried to look at "future markers" and the food trucks ride right along side the coffee shops and art galleries in the middle of bombed out neighborhoods as indicators.  

@Hugh Ayles - yes sir.  I am carrying this lesson forward in all of my buying considerations.  not going to screw that one up again.

I am late to this conversation but watch for a food truck scene.  Young chefs wanting to stretch their skills and supported by a demographic that wants different foods at a reasonable price trying to eek out a living while getting their "professional" lives going.  Example, East Austin 2007.   I should have bought then.  Damn it.  hahaha

Post: Exposed Duct Work

One of my previous homes had exposed duct work and the only time I had a "sweating" issue was with one duct vent specifically and only when the humidity went past 90% which in the Austin area does not happen that frequently.  After reading some of the other comments, it was probably because of the install.  That entire place was falling apart and the entire complex is in a lawsuit against the builders.  

It is a great look though and will be probably using it in future if the right place shows up.

I had a property with pex and either because they were not crimped properly or for whatever reason, there would be a slow leak and the slightly acidic water (well) would eat away at the fittings, causing many leaks and replacements. 

 The way it was explained to me about water quality was if there was a possibility of corrosion then use the plastic fittings vs the metal which is what we do here in the Texas hill country.

Having done the Rich Dad courses, I can without a doubt say that the BIGGER POCKETS forum has the answers you need, the up to date info on your specific market and real time strategies.  Buy several books on real estate investing.  Ask questions here for advice and references.  Save your dollars for a down payment.  Do not get wrapped up in the excitement and energy of the crowd who "Almost assured of making your fortune in 30 days!"  That is how they will wrap you up on selling their courses.   

Don't give them another dime.
