@Ronnie McClain

This falls under the category of most things I do not know about yet, so I have to ask.

Will most foundation companies offer up the engineers report outlining the scope of work?

Thanks in advance!

@Anthony Deringer Did you close on the house?

@Denita Ozenne I am in the beginning stages of the a course from

https://www.realestateexpress.com/ I think it will probably take me about two months to get the full course taken care of with kids and some key remodeling that I need to finish up here at the house.   I chose them because of their test success ratio where their students have a pass rate of 80% of the first time through according to TREC.    They force a passing rate of 80% on all sections before you can move on.  Also you can give them a shout, ask a few questions and get a decent discount on the course.  Best of luck.

Cheers,

Darin

Anthony, Have you talked with Rubio concrete here in Wimberley?  They could be a good crew, I have not used them but I see them always working.

If the phone sales reps are to be believed, the Ikea Double Bowl farm Domsjo (I could be wrong on this spelling) sink is the #1 sink for them in sales.  Every house we have put them in the buyers swoon over them.   Farm house sinks are staying strong for some time to come

Stainless steel has been here too long to not be called classic style.

Grandma's wall paper header - the new 1980's look

basic glass backsplash or stripe in the shower - please label 2010's

clear Vessel sinks - where is the sledge hammer? Sorry just not a fan

and I do have to agree with @Marian Smith on her run down that it is the "look" the will really determine if a property will be able to become timeless.  I know here in Hill country many are properties stuck in the 80's and the owners think it is a good thing....

On our last flip we did replace all of the windows in the house ( the originals were JUNK) and it did make a very large difference in the client walk through and bidding war that ensued it was something that many clients did comment about.  Replace them especially at that price.
