I’ll make it as short as I can. Bought a duplex in Syracuse, New York. Had two inherited tenants. Got rid of one and the other is there with no written, month to month lease on the second floor. She has been there for more than 2 years. Super nice area of Syracuse by $300k -$500k (high numbers for Syracuse) large homes and old mansions around this duplex. Last Saturday her boyfriend shot up the property with a pistol (arrested with a $250k bail). Two days ago, cops were there at 5:30am breaking up a fight then again at 9:30am. Every day she brings in new very sketchy individuals. Possible drug dealing on property. Broken the front door, windows and bullet holes throughout the front of the property. Noise complaints literally every day multiple times a day. Brand new tenant down stairs that’s a banker with her family cannot sleep. 8 neighbors have contacted me saying they would like to start a petition with me as there is almost never any crime or noise in that neighborhood. I have talked to the local District Attorney and Police Department.

I would have to serve a 90 day notice to vacate (because she has been there longer than 2 years via NYS law) and then start evictions. But I’m thinking with so many noise complaints and police visits, there had to be something that can be done. Please help, thoughts? Local Syracuse Eviction Attorney referrals? Need this lady gone before she destroys the property with her 10 friends and makes me lose out on great tenants.
