Hello investors! Last months meet up was great. Our monthly meet up is coming up Thursday February 6th at 7:00pm. Last time we had a GREAT group. We talked about Commerical Lending on Rental properties with the Commerical Lender from Visions Federal Credit Union. 20 people in all. Some great networking went on as well.

This month we will be discussing the infinite Cash-on-Cash return method..... The BRRRR investing method! I am sure you are familiar with it. There will be a presentation on BRRRR, how exactly it works and we break down the entire concept from start to finished, myths, questions, concerns and all.

The reason I wanted to talk about the BRRRR method is because a lot of people have recently asked about it and talking about it all in once place makes it simpler, especially when a large group can brainstorm it all together. (Which we will all talk more about on Thursday)

Our meeting will take place Thursday, March 5th 2020 @ 7:00pm at Hunt Real Estate of Dewitt. Enter through the front door and we will be in the conference room towards the back. This is a free meet-up!

Real Estate meet ups are where I network the most, and is how I bought my first deal, how I found my lender and how I found my handy man I use to this day! This is how you get started! If you have 2 Units or 200 units or even none, we would like to meet and hear from you as well!

Hello investors! Spring is right around the corner which typically helps with any vacant units. Most people move more in the Spring so it can be easier to fill up those vacant units. Our monthly meet up is coming up Thursday February 6th at 7:00pm. Last time we had a GREAT group. 20 people in all. Some great networking went on as well.

This months meet up will be a special treat. I will start by talking about some different financing options and answer a few question for 15 minutes or so. Then we will have the Commerical Loan Officer form Visions Federal Credit Union, Nick LaFlair there to answer any and all questions and talk about lending a little more in depth. I recently just closed on a property that I did a Commerical Mortgage loan with Nick on. A very smooth and easy process thanks to him. 

The reason I wanted to bring in a Commerical Lender is a lot of investors pull out Commerical Loans vs Conventional due to LLC ownership for Liability Protection, "due on sale" clauses on a conventional when switching title to LLC and if you are a seasoned investors with typically more than 10 properties you have to. (Which we will all talk more about on Thursday)

@Dave DeMarinis I was able to get approval from my lender to get 80% LTV on the refinance. Purchase $46k, Rehab $40k, ARV of $115k-$125k. I am in a lower priced market where we kill it in cash flow but lack in appreciation. Good point on the seasoning. I did actually forget about that. Looking to refinance and hold for at least 1 year to avoid "Short Term Capital Gains" and be able to pull all of my investors money out and be in the deal for just about zero down. If I missed something, please inform me. I am always looking to learn!

I currently am getting a property under contract. I am able to purchase it at a discount, I already have my contractors ready to go with an entire budget. All in I would be at 78% LTV (including interest from lender) which would allow me to do an 80% LTV cash out refinance on the property or sell it once the Rehab is done. I am looking for a Hard Money or Private Money lender to fund about 72,000 of the project in Syracuse, NY. Willing to give out a high return. Turn around time will be within 6 months to receive your full investment plus interest back. Any help would be appreciated!
