i would approach him and ask if he would like to handle the showings around his schedule. You can then give him the one month fee youd give the agent.

Honestly most of that seems like knee jerk reactions to minor maintenance items. 

Other than the falling ceiling, i would repair the appliances next time and I  inspect the issues myself and make a determination of what is needed. If you cant repair an appliance, go on craigs list or market place to find a cheap used one. 

Most of your solutions seem to be over the top.

An A coil freezing up has nothing to do with a humidifier. The unit is low on refrigerant and needs a competent service tech.

I ask if they smoke on their application.  At least try to hold them accountable.

Usually I can tell if they are smokers but not always.  Sometimes you can see the haze buildup on their car windows too.

And I have no problem with vaping.

Chicago’s Ordinance takes precedence, unless it is owner occupied. 

And the ordinance states: tenant occupied up to 3 years needs 60 days notice of increase or termination. More than 3 years needs 120 days.

I wouldnt worry about it, as long as it is built to code.


Get it rented and get that cash flow.  

In the Austin neighborhood I bet you could get a basement ADU permitted and be legal. The codes follow a more lenient standard.

There are restrictions of how many you can have, water main size, and much more.

Search Chicago ADU pilot program.
