If you had $100k and a salary to afford $4000/m mortgage - where would you start?

Title pretty much says it all! I've done a decent job saving and have been blessed with a good job but I'm moving to Austin and really want it to go as far as possible. I'm really curious what people with experience would do if they were just starting out again with these conditions. 😄

Id househack, no questions. Id buy a multi-unit bldg and live in one of the apts.
