Talk to your real estate agent. There will be location specific leases available to your agent.

Hey Preston. Welcome. 

A couple things nobody has mentioned: 

Pay close attention to Chicago landlord/tenant ordinances as they are constantly changing. 

House hacking is awesome in Chicago because these ordinances dont apply to owner occupied. 

Regarding the basement unit, not a bad idea. Chicago also has an ADU pilot program currently going in select neighborhoods so google that as well.

Dogs, oftentimes, respond well to treats.

The idea is to change the dog’s behavior from an aggressive stranger reaction to a known friend. And with good doggy manners, you provide the yummies.

Nicely explain the situation to your neighbor. 

I would request several supervised meet and greet visits with your neighbor and the dog on their side of the fence, while you are on your side.  Then I would ask if I can give the dogs treats when I am out there. 

If that still doesn’t work, at least you have put in the neighborly effort and can then escalate requests. 

You can put the properties in a trust.

However, it may be tricky to hide who pays the property taxes, as that trust address is usually public info. Someone could google the address of the trust and may find you associated with that address.

Maybe you could get a PO box?

I would file a free online complaint with my state’s attorney general for consumer fraud.

They will follow up and may even help you get some money back.

This is quite common in Chicago.  I cant speak to another location.  

I expect the angle in Chicago with this practice, is to improve the property, but without the increased property tax implications.

I think VP will last longer, but there will be more noticeable noise than carpet.

Im not sure of the underlayment varities available for the VP, but maybe they have something that addresses this?

I have hardwood floors on our second floor rental.  I hate carpet and the constant replacement that has to be done.
