Im a CA flipper and I am DEFINITELY buying! If there is a deal to be made, I am sure there will be a buyer.

Hey Candace! 
Sub-to is definitely not sus and is a legitimate way to invest in real estate ( I don't do subto deals but I know people who do)

You can go the seller financing route / creative structures as well as partnering with someone who has capital to deploy if you are able to find the deal and run the day to day.

Plenty of ways to do no money down you will just need to leverage more.

First thing is dialing down what strategy you want to utilize and from there figure out what market.

Once you make those choices begin educating yourself about how to create a team around your business to get you off the ground.

Like mentioned above, go to local meet ups and look around your local network to see if anyone would be interest in lending on a deal you have!

 lol, you gotta go through one of the bigger property management companies to get reliable contracting work done in Cleveland bro. We're like the Mafia out here. Pay the tax lol.

 Yeah I can see that! Everyone seems to be guarding their GC's from everyone else! lol. Understandable as I see how difficult it is to get recommendations.

Next best business idea is to become a GC and start a business because clearly there is a shortage of good accessible ones!

Hello all! Is it normal practice for someone looking to flip a property to run an appraisal prior to buying in all cash?

I understand that appraisals are needed when working with a bank and I believe are optional when there is no bank in the transaction but was looking to see what others are doing.

My thought is that I would understand why you want one after the rehab but not sure if it makes sense before.

Ah okay completely understood! Good to know if the deadline approaches and it is denied as well as the price reduction denial its best to just walk away and move to the next deal. That way I don't rush into it and make a bad decision!
