Husband and Wife team starting south of Dallas

We are a husband and wife team in our 40s - James and Candace just south of Dallas.  We are learning the real estate game.  Just a little background...

We have had some medical and financial hardships over the last few years.  We are recovering with both our credit and our savings.  We have a little bit to go before we can get our credit cards paid off and start our nest egg again.  

Right now, we would not be able to move in order to house hack, so would it be worth trying to get into the "no money down" game?  I have seen some videos on subto (this seems suss to me) or perhaps I can just look for owner financing.

Would love to connect with someone in my area.  I am willing to work in order to get my foot in the door, as I can see that the first deal is always the hardest.

@Candace Holder I can recommend some owner financing fellow investors. But depending on your exit strategy it may not cash flow for you. But would be happy to share my insights on the DFW market and what exit strategies to follow. Just let me know.
