@Davartay Miller Hi there! And thank you for taking the time for responding to my post.

That's what I figured, obviously me not being able to check on the properties/manage them myself would require me to put my faith in to someone else / property management to do so.

I TRULY appreciate the list of questions and will writing these downs to help me screen through management companies as I find a market to dial into and put my focus on.

@Samir Patel I Appreciate the response! 

When trying to network, id imagine that a majority of that was done here on the BP page or did you use a different method?

And as for location/market that you did eventually decide to hone into, how or why did you make the decision to chose said locations? (or what parameters did you use in finding where you would out of state invest?)

Hello Everyone!

My S/O and I are currently exploring the option of investing out of state for rental properties and would like to do it on our own(by this I mean no turnkey companies).

Just for some context, We live in Los Angeles, CA. And would like to take advantage of our higher wages to invest in states that the market is a lot more favorable to us. (Looking in the $150,000 range and below).

I’m sure we have plenty of folks here who have done the same which is the reason for my post.

For those who have taken this path, what would be some tips/things you could tell yourself if you were to start all over again?

How to screen rental property management companies , things to avoid, things to look for. Any advice would be greatly appreciated.

Sure thing, though I wasn't so sure how meetups are happening now because of COVID.

Pretty awesome to meet someone so quickly on here and as a bonus you are also in LA!

If you know of any zoom meetings or meetups that someone early in their investment career can learn from like I said above I'm all ears!

Yes, I've read a lot about how people end up getting cold feet and continue to just only read and never really make anything happen so I'm consciously trying to avoid that (hence why I posted in the first place because I was already hesitating to do just that.)

Hello BiggerPockets. I was VERY hesitant on posting any time soon but I said why not. 

I am VERY new to real estate investing, I have found my desire and fascination with real estate through the work of Brandon Turner!

I have read one of his books and I am now currently waiting to get to three others (reason I haven't started them yet is because I am reading The Millionaire Real Estate Investor. Along with the books I listen to the BiggerPockets podcasts on my way to and from work.

I even became a pro member here on BiggerPockets so I can really grasp everything I need to so I can set a successful path for myself.

If you guys have ANY (and I literally mean any) suggestions for me as a rookie in real estate please send me anything you can.

(Books, advice, lessons).
