Check to see what rate you would be able to get that loan on and compare that to what you would make using that capital in a flip.

For instance if it costs you $10k to borrow it but you are going to net $60k on a flip, it's worth it in my opinion.

You are on the right track! Figure out your strategy and what your end goal is and reverse engineer how you will get there! 

Don't let capital be the reason you steer away from a plan. 

Plenty of ways to work around that but good to have you here! Plenty of resources at your disposal!

Thanks I appreciate the feedback. Is the main loss with turnkey in the form of appreciation, equity on purchase, or cash flow? And usually how big is the loss compared to finding and rehabbing the deal yourself? How much reduction is there on average for the ROI?

 It would be equity on PP which would also give you less cash flow.

But thats the trade off you get for purchasing it turnkey vs doing ALL the legwork of finding the deal, managing the rehab, setting up the tenant.

Call the agents on listings that are on market and make a introduction as to what you are looking for! 

Or, you can use the BP agent tool to find someone locally in your market that understands investing because not agents do lol

I don't use the BP calculators myself anymore as I have my own tool to calculate my flips.

But I would imagine that the BRRRR tool should be used when you are planning to actually do a BRRRR whereas the rental calculator would be when you are buying, rehabbing if needed and turning it to a rental without the additional refinance step.

It really depends on your end goal and how quickly you want to get there.

Personally, I always say wholesaling/flipping to get a lot of capital quicker and then park that money into rentals.

You could utilize a HELOC if the rate makes sense to do fix and flips funded with your own capital.

Its a HOT market still in LA.

I buy in LA,OC, Ventura county and it is still competitive with multiple offers and over asking price in most cases.
