Hello all! Got a quick question!

Has anyone had experience partnering with someone using their credit / W2 job and you did everything else? (Finding the deal managing the rehab/property management etc). if so, how did you find success in making a fair agreement between you two? Split equity? Split cash flow? And lastly, how could you best protect yourself against an unfortunate event where they no longer want to be in the deal say a couple years down the road? Thank you!

Hmmm I never bothered checking in Ca up north.

ill take a look at those areas to see if they fit within the current budget I have for an all cash buy.

Hello BP,

I am from California and looking to take advantage of the higher wages here in LA to invest in out of state properties.

The problem I'm having is how to decide WHERE that will be done?

How did some of you decide where you eventually bought property?

I am looking for buy and hold properties but also would like to utilize the BRRRR strategies to help raise capital quicker to eventually pour them over to rentals.

Any response / help will be appreciated.

@Jay Hinrichs Hello Jay, thank you taking your time to respond to my post. 

I figured looking for an agent who is local in the market I'm looking to buy in would also be a crucial person in my REI team.

Can I get a bit more context on the Vegas example? Is the broker only their to place the tenant and everything else would be done by myself (in your case your daughter)?

Great to hear that it is able to be done. The people I know who have tried it keep telling me not to do it but I just believe its the systems they had that failed them so I'm trying to make sure I hit all the marks before diving in.

Ah nice to know someone who gets see this first hand and what the out of state investors are doing.

Obviously the deal has to be good to pursue, but the TEAM you create within that system seems to be what makes or break the business.

True, I'll be sure to extend out to help my search on creating a team in that local area to help me create the best situation for us to succeed. 

From what I'm getting from you and others on here, it seems that getting that criteria set and then looking for what I want seems to be the best option here. I'll be sure to make a concrete list of things that we are looking for and make sure that the property management companies / all others in my real estate team meet those standards.

Thank you Drew, like mentioned above, I will be SURE to make sure I make my research and truly understand the difference in services versus just looking at the monetary value side of things. I will be sure to read over that series so thanks for dropping that link. A constant thing I hear from some of my coworkers who have dived into out of state real estate investing is that it never worked out for them and they caution me from doing it because of the nightmares they had. I tend to believe it was the systems that they had in place that made it fail versus the long distance investing itself. It seems to me you believe the same.

In addition, I also appreciate the list of items you have shared with me to look into when making a criteria for the type of property I am looking for, to be frank, I wasn't thinking all these minor details but it seems to me that's where the difference is made from the ones who succeed and ones who fail (like my coworkers mentioned earlier)

Thank you for your response Bryant. I like that idea of establishing relationships with someone in a field and using them to help validate the work of another to some degree (like you mention someone who isn't a contractor won't know exactly what to look for but can probably get a general idea of what's going on)

That is also what I've heard from local friends and family but I believe with the right parameters and systems in place, it is possible. I will take a look at the article you've linked.
