Hello BP.  I was curious to start a discussion about the laws that have passed regarding Airbnb.  I love the concept and am looking to purchase a home to list on Airbnb but I want to know the rules Houston has before I jump in. All thoughts, knowledge, articles, links are welcome to expand my knowledge of this subject.  Thx in advance!

Ok awesome.  the whole "flipping vs renting" dilemma (in general) really depends on your situation and what your goals are.  If you want to gain income rather quickly, then flipping would be the ideal strategy. If you are looking to build passive income, then rentals would be ideal.

Hello BP (Sry about the sideways profile pic, I've honestly tried to fix that to no avail) I have an elderly couple who is motivated to sell their home because they are behind $23k on their property taxes in the Greater Third Ward area in Houston TX 77004.  If I were to buy their property from them, is there any way I can reach a settlement with the county on the amount of delinquent taxes owed?  Has anyone had experience negociating or coming to an agreement with the county?  Public records say that the it's under suit.  All replies are much appreciated.  Thank you

 I agree with @Brian Tremaine.  cities and counties would look to find any way or reason to raise the tax assessment value. So it would be smart on their part to pay attention to things like permits being pulled or sale prices going up on the same property.  But like you said @Kenton C. it'll still flows very well and the learning experience is just as valuable.

Just 1 last thing. By any chance, would you know what rent rates would be in the Gary area?  My guess would be about 400 but I would prefer to defer to you on this.  So I take it, you can do lease options in IN?  I say that bc here in TX, I've heard we can't lease option a house.

Oh ok. That's good. Thx for your replies, very helpful. So far, I have about  $4-5k into it. That includes the cost of the note, the foreclosure fees, and prop taxes.  I bought it thru PPR (ep 28 of the BP Podcast) and the BPO was at $8k. Now looking back on it, that seems more realistic.
