Hello BP.  I would like to ask where can I find list of pre-foreclosure listings for Harris county in Texas?  Specifically, in Houston.  Thank you.

Just a quick question.  Would it be helpful to know that a large apartment complex nearby the property (about 4-5 blocks away) rents out their 3 bed 2 bath (same as the prop I'm looking at) rooms at $785?  @Lelith Walker @Dawn Anastasi

Thank you @Dawn Anastasi and @Lelith Walker.  Very helpful!  I'm just trying to get a general idea of  whether this deal would be a good deal or not.  I intend on finding what the market is on this particular house in this particular neighborhood.   I just wanted to know if the 2 percent rule is a good target to shoot for as far as whether it'll cover all expenses and still create a profit (generally speaking) when I look at a potential rental property.

Hey BP!  If I'm interested in a home for a buy and hold (rental property). What is a good price to set in for a house?  I've heard of the 2% rule but will that cover all the house expenses (taxes, insurance, any other expense I've overlooked) and still have cash flow for me?  Ex. If the house cost $60k, will $1200 a month be enough to cover everything that I mentioned?

thanks @Sohrab Khosravi and @Joshua Feit.  I think a rehab then rental would maybe be the way to go but I will look into my options with this place. @Sohrab Khosravi , wud you know any good contractors in the Pasadena area (or in the vicinity) that would come look at the house?  You can inbox me if you wish.  Thx

@Fred Heller

Thank you!  I will do that and send the individual a letter to see what he plans to do with this house. It's in pretty bad shape.  So bad that my parents think it would be a better idea to buy it but to clear it out for its land.  Would that be a wise thing to do?  No answer would be a disrespect.  I would just like to know your opinions. Thank you.

@Sohrab Khosravi

Awesome!  I'm looking to flip houses to build capital.  My goal is to buy and hold rental properties.  What kind of investments do you do?
