Have you looked at private funding? You might be surprised to find that you know someone who could finance the deal for you and like the opportunity to be your bank.

I personally do local only. I know and understand my market and can still find deals so I don't need to branch out currently.

Drew Kessler I have called countless banks and have not had a single one have this option for a business. The best I found was a 15 year fixed. I have 2 loans done privately on 30 year notes so it is possible.

I would recommend a 2nd checking account for escrow. This will help you keep rent monies separate from items such as security deposits. You don't want to accidentally spend the security deposits and not have the money available if/when a tenant moves out.
