Hi Dylan!

I am a Phoenix area native, investor and realtor myself. Would love to chat and share what I know. IMO, "nice" multi family areas are difficult to find as they are mostly in older areas but there are some pockets that we want to invest in and would house hack in myself (if we were in that position). @Sherri Hansen East valley rent is slightly higher but the home prices are too- dollar for dollar, I would focus on the west side or Florence/Casa Grande, etc. Or find a great deal in Gilbert (maybe a BRRR)?

Hi Gavin! For a LTR, I would suggest far west valley where the prices are still "low" but rent is still decent. I've seen rental pricing in Goodyear or Florence (west vs east) that compare to Gilbert, but the purchase price is much lower. You can still get a new build in the mid $300s. I like new builds for LTR- I feel the equity grows quicker if you buy in phase 1 of a new community. Reach out with any Gilbert or Phx area questions!

@Ashwin Gudipati I would look at Florence & Casa Grande for east valley cities and Waddell, Goodyear, and Surprise for west valley. Maricopa is also another to look at- sits southwest of the valley. 

New build prices have climbed since my post and the least expensive new build is likely low-mid $300's now. I sold a new build for $280k in Feb that is now selling for $340k.

@Kelly Mae We found a hardly used fridge on FB Marketplace for $500. I would spend the $ for a good used one! 

We offer a fridge but  no W/D in our rental in the east valley. Also, no pets.

@Travis Muse We are pulling equity out of 2 properties we own (primary plus one investment) via a 90% HELOC from PenFed. Takes about 60 days to get the funds once you start the process- a little time intensive but easy and worth it!
