Is providing a fridge/washer/dryer a must now for landlords in AZ
Hi, I have a rental in Gilbert that has been sitting on the market for a month. It has been reasonably priced, with new carpet new paints, in an highly desirably area. My PM said there was a lot of showing traffic. However potential tenants were turned off by it not having a fridge/washer/dryer. Also my PM mentioned no pets deterred people from applying too. I used to have the properties rented without fridge/washer/dryer. Just wondering if things have changed and now it is a norm for the landlord to provide these appliances? I am an out of state landlord and my philosophy is not to provide more than what is necessary so I don't have to be responsible for the upkeep. pleas advise. Thanks in advance.

Gilbert is a nice area and if I were looking to rent there, I'd expect those appliances. Look at what your competitors are doing. If you're the only one not supplying appliances and not allowing pets, you're putting yourself at a disadvantage. PS, Phoenix is pretty big on pets, especially in the suburbs.
More often than not, the price you're charging for rent isn't justified by the condition of the property or lack of certain amenities, (pets, appliances). No way you should be on the market for a month with no applications in Gilbert if the home is decent. Get on FB marketplace or OfferUp and get those three appliances for maybe $1000$1200 total.
