Niagara Falls, Windham, Finger Lakes Region NY & Poconos PA

Hello, Single STR owner/operator newbie. My wife & I own and operate one STR in the Finger Lakes area of upstate NY. Purchased in 2021, went live January 2022, and we are pleasantly pleased, and blessed with how good the the investment is performing to date.

We are starting to look forward to 2023 and currently planning for the next STR. I am starting to research these 4 areas as my next STR market. Poconos PA, Finger Lakes Region NY, (something on the lakes or with a great lake view), Windham NY, & Niagara Falls NY. I'm fairly familiar with the Finger Lakes region so I feel as though I have a good grasp of the seasonality and profitability in this area. I don't know a ton about the other markets aside from them being vacation destination.

I know the Pocono's and Niagara require STR permits. I've pulled offline the Niagara permit application. I assume the Poconos will be similar. Seems like most states copy each other on the usual requirements and the fee's don't appear too bad to push me away from these markets.

I'm hoping to network with anyone in the BP family that is already operating in these areas, knows about the permitting process's, seasonality of these specific markets, Pro's & Con's, and any additional general knowledge you'd be willing to share.
