@Matthew Becker Not over asking, over the appraised value* (which I received after the offer was submitted and I was lining up financing). I'm trying to build a portfolio that will generate cashflow for me. Financially, I'm not taking out a hard money loan.  My point in asking is how do I avoid this mistake in the first place going forward.

Hey all, I am just getting started and in my first deal I offered more than the property appraised for.  What should I be looking at when trying to consider an appropriate offer (especially if I can't see the property since I'm investing out of state)?

I am purchasing my first rental property (multi-family) unit in Salisbury North Carolina.  The real estate agents recommended I look into Nomad (real estate tech) company for property management and finding tenants for the property.   Does anybody have any experience with them?  Good? Bad? Or is it better to work with somebody in that particular market?

What is the best way to find out about crime rates in various cities?  What about school ratings? Is there a tool to use to determine what the highest potential disasters are?

Hi All, does anybody have recommendations on how to find a management company in specific regions?  I'm looking into a short-term rental property but would need to find somebody to assist with management.

Hi All, 

Hopefully the answer to this is pretty quick but I'll ask it anyways.  When starting your real estate investment career and you're looking for a management company, do you ask to speak to references from their other clients before signing up?  That being said, what red flags do you look for when considering a management company?

Hi All, 

Just getting started with real estate (haven't even made the first investment,) and I'm trying to find out what the best way to calculate CapEx will be on properties? Thanks for all the advice everybody!

Still getting my start in investing and I have some questions:

1) If you are buying a multifamily property and it already has tenants, is the current landlord required to turn them over to you, 2) How do you hold security deposits during the life of the lease?  Do they go into a specific bank account? 

3) As you expand your portfolio (getting a bit ahead of myself but I'll ask anyway) does every building require a separate bank account? 

4) Also a 4th question I've thought of, what books would you all recommend?  I've read Brandon Turner's books, I've read David Greene's book on long-distance management.  Anything else to recommend?
