Don't overlook the HUMAN tool - a good realtor.  Pick someone with the kind of PERSONAL investing experience you want to learn and ask a million questions.  Don't pick a newbie, and don't ask someone with only LTRs about STRs, for example.  Good luck to you!  This is an exciting journey!
