What are some of the benefits besides the tax savings in 10 years on capital tax in opportunity zones for self storage? Can the opportunity zone enable 100% SBA loans for self storage?

There are no "extra" benefits for storage in Opportunity Zones as compared to other types of real estate...but Opportunity Zones can be INCREDIBLY powerful regardless of asset class.  Here's one I am currently working on:
