@Daniel Lioz, in our cases, we've used them in traditional self storage facilities and in oddball spots AS self storage facilities.  As with any real estate, the location AND the customer will dictate what the value is.  The classic example would might be "would your wife feel comfortable and safe here?"  For a more industrial area, you'd likely see businesses and tradesmen storing materials, but in terms of quickly adding value to an existing self storage facility, we've been able to "dress" these converted units up - with paint and positioning - so they nearly blended into the existing facades.  As you've already noted, this changes the taxes and zoning (for the better, in most cases), so these shipping containers offer both short and long-term benefits for my primary investment focus - self storage facilities.

Obviously, it all comes down to the physical location, as even the prettiest facility in a terrible area will struggle, but in terms of ROI, we could purchase these shipping container ready to go with two units built into them and they would be paid off and cashflowing freely in less than a year. In such a situation, as you can see, CoC and ROI are very strong, very quickly.
