@Mark Barton we did go all in, lol. We have been in three years doing this full time.  We have flipped 60+ houses and added 5 BRRRs to our portfolio, helped a bunch of OOS investors and created a flipping business, started a brokerage with six agents, and a property management company. KC is a good town.

@Nitin John Abraham we use QuickBooks and buildium. Between the two we are able to schedule all our maintenance, run reports, and know all our financials weekly.

@Paul Wolfson it's not you. I am a full-time investor and real estate broker in KC. The MLS deals that cash flow are really hard to come by in anything but D class neighborhoods. They exist. It is how we make our living but you have to act fast, know what you are looking for, and have some boots on the ground. I hope that helps. Reach out if you have any questions.

@Lei Z. KCMO is a great market. I am from the East Coast but lived all over when I was in the military. We settled in Kansas City, MO to invest full time. @Oliver Sparks first and foremost my friend, congrats! Secondly, I would definitely get it set up to draft ACH, etc... You can run it however you want but there are a lot of benefits to you using something like venmo or even through buildium to collect. We use buildium

@Andy Wu it varies by county. Like most things in life, "it depends." I focus on Platte and Clay county. We still do auctions on the courthouse steps.  Other counties do them online.  The amount to hold varies depending on if you have bought at the auction before, who is doing the auction, etc....  I hope that helps.

@Michael Mason welcome. Some relationships you will grow organically from being in REI. A few will come from meetups. I definitely recommend you get on most of the big FB pages and track what is happening. You will learn who the players are, what is going on, etc... The biggest thing I can recommend is for you to pick a niche, stick to it, and then get linked in with someone who is 2 or 3 years ahead of you. I didn't do that and it cost me a lot of time, money, and headaches. Even if you have to apprentice. It is a tried and true system. Personally, my businesses are at the point where it doesn't matter if you are smart, young and hungry, willing to work long hours, etc... We don't want you. We need smart, talented people with experience. If you have to pay someone and teach them, it cost you as a business. All new hires need some training but you want to minimize what you have to teach, for more advanced positions. So be willing to help out, apprentice, do whatever it takes to get experience while you are young and have time. (pre-marriage, kids, etc...)

@Laura Williams, wow. Sorry, that happened. We have done a lot of flips and BRRRs for OOS investors. It is rare but unfortunately, you come across people like that.  Change your locks, if he had a check or the combo lockbox at a minimum. If you leave there, great. If it is vacant, SimpliSafe is a good security system. Personally, I would professionally fight back. I found contractors like that don't respond to reason.  Be careful.  Feel free to DM me if you want to talk about more options or need help. We are local here in KC.

@Snehann Kapnadak no experience with them but I am always super leery of reviews that don't come from other investors. Almost all of our tenants love us. We give Christmas gifts. We have a personal connection, etc... It is business but we treat people with respect. Regardless sometimes you just get someone who is discontent for no reason. If they have a large operation that gets multiplied out. Rarely people comment on a job well done but many will leave a poor review if they feel slighted. Go to the source.  Best of luck!
