@Chris Wunder you need to talk to a CPA. The transfer, though it is your property, will be looked at by the government as a sale, in most cases.

We moved here to start investing full time 3.5 years ago and have built a solid portfolio, a brokerage, a PM company, and have flipped over 60+ houses, mostly for our own business but 11 of them have been BRRRs for OOS investors. @Junix Alcayaga 100% agree with everything @Alex Olson said. Vet the heck out of that team also. Referrals. How many deals? What kind of deals? Are their subs masters? What is their process? How do they relay information and changes to you? Etc...

@Rochelle Duong I would just caution the partnership. Get to know each other and try a deal first. Partnerships are like a marriage. I have never found them to be 50/50.  Plus the more expertise you have on the team the better. The structure sounds good in essence but again get to know each other better. Have you both taken a DISC assessment or Briggs Myer and know you are compatible?
