Does anyone have experience or know someone who does selling backcountry, hunting cabin or bugout type properties? My in laws have a property in the Colorado back country that they have had since 2008 and have had it on the market since then. It's a gorgeous house on I believe 40 acres, and is a great property. Due to its remoteness it's obviously been a hard sell. It is listed with a broker who does do ranches etc, but certainly any other approach would be appreciated as it's been for sale for years.

@Sam Yi @Justin Harford What is the point in this case of restriticting guns on property? If you think it would keep this kind of thing from happening, that has a pretty low chance of being effective. If it was crime (which it sounds like it was not) the other person does not care what's in your lease. If it was attempted suicide the guy probably wouldn't care what was on the lease either, or he would just do it some other way. If it was mishandling of a firearm, that MIGHT have prevented it if the tenets cared once again. 

If your goal is simply to provide reason to evict in cases like this, then go ahead. Though I think no one should restrict the right to bear arms, but that's another discussion for another day ;)

@Jay Hinrichs @John Chapman What would y'all say is a good CapEx number to budget for in general? I've been using around $250 a month per the I believe FEMA numbers.

Hey all,

I would like to stick with MFH for all the reasons that go along with it. I am struggling to find multi's near me though, and that I can afford. Would it be better in your opinion to just get started with a decent SFR or wait for a MFH if that's the long term path I want to take?

@Paul Caputo There is one small multi for sale that if they would be willing to come down on the price some would possibly produce better cash flow. It has been on the market awhile so I'm hoping they would come down. That does make sense, it's hard balance because I hear both make sure you find a good deal before you buy and just get out there and do it, and figure out the rest later which are somewhat contradictory.
