@Paul Caputo They are both in their 80's and due to health issues can't handle dealing with all the properties.

So I guess that's the struggle for any newbie who does not have a ton of cash at hand. It's certainly not my ideal cash flow, but I do not have the equity to start with. That also falls in the same way of I could afford to do some marketing, but not having enough equity to do all cash as well it makes that marketing seem not as effective. Does all that make sense?

@Paul Caputo I don't necessarily plan on selling, but I'm planning on all eventualities if I needed to sell. At this point it's 5 homes that look like they would cash flow approx $500 which I would be splitting with an equity partner.   These are part of an investors portfolio that is looking to get out of the game. The hope would be that if I like the way these go I can purchase the other 12 over the next couple years. At that point there would certainly be some scaling but returns would be similar. Is that worth it in your opinion? I am familiar with the 2% rule and I realize it's just a ratio to shoot for.

@John Arendsen it's certainly hard to argue with that logic. Sadly these arnt in that fantastic of an area as Cali. They are in a overall good location just north of Houston, its not smashingly good, but not shabby either. They are on the right side of the freeway as well which does help.

@Paul Caputo @Rachel H. My long term plan would be to hold them for cash flow, I do just want to make sure I'm not shooting myself in the foot though assuming I will need to sell them at some point down the road. The numbers look good now, and they meet the 2% rule, but if I was planning to sell in in say 10 years and I could only sell them with the lots for half the price that's a lot of cash flow I have to make to help off set that.

I'm sure this is a frequent question, but I cannot find an adequate answer. How do I factor in that manufactured homes depreciate vs the appreciation of a stick built, or is that an inaccurate concept? I am looking at several manufactured homes to buy and hold in a mobile home subdivision. They have all been well taken care of and were built around 2000.

@Dwayne Burksgreen There is probably an unmineable depth of info here. I highly recommend working on listening to every podcast. There is so much info in each episode, don't let it overwhelm you, but they give a great foundation. Also, use the search function on the forums liberally.
