Depreciation or is it?

I'm sure this is a frequent question, but I cannot find an adequate answer. How do I factor in that manufactured homes depreciate vs the appreciation of a stick built, or is that an inaccurate concept? I am looking at several manufactured homes to buy and hold in a mobile home subdivision. They have all been well taken care of and were built around 2000.

Not totally sure how to approach this rather open ended question. But I'll start by saying that everything is relative. In the San Diego Coastal area MH's in rent/lease parks that were built in the '60's and '70's are selling for 6 figures. In Malibu a circa '70's doublewide sold in the 7 figure range and the buyer has the privilege of paying thousands of dollars a month for the privilege of leasing the space. Go figure. Once again it's all about LOCATION!
