@Greg H. You learn something new every day! So turning the garage into another unit would really not be a good idea then, at least from a salebility perspective?

@Bart H. I have pretty well picked the neighborhood I want to focus in, and have driven it some. I need to pursue some more open houses though. Thanks!

@Account Closed Thanks!

@Greg H. Would you say the same thing applies to a duplex with a garage apt? I'm looking at another property with that configuration.

@Greg H. Even though it's less than 5 units they still don't like financing it? How would I find out if it's easily divisible? From the tax map it's looks like it's on 4 lots.

@Jay Dean That was my thought, but I did want to make sure I was pursuing actual numbers.

@Evan Appleton Haha I'm sure we are, I doubt they'll like my offer though.

@Andrew Johnson That was my thought process but I wanted to double check. Is that a reasonable number to run with do you think?

@JD Martin I want to be an investor. The only reason I would change would be if I could speed up my investing by the additional hands on knowledge.

@Thomas S. Thanks! I have as well contemplated trying to take a step up in my industry but to do it justice I would need to put investing on hold for 6-8 months so that's not as ideal even if it did come with a pay raise.
