You cannot 1031 a flip. I'm sure @Dave Foster has hundreds of posts explaining that. 

Perhaps there might be some other creative options, but this sure seems like an ordinary income situation.

Excellent post by @Nathan Gesner If I could vote for it twice, I would.

While the LLC can be a wonderful entity choice for certain investors, it is not for everyone. All too often, folks jump into an entity only to realize that it was not necessary and the pain and cost to undo it or fix it up can be rough.

If you can't find a local provider, you might want to look around the forums. Many of us service real estate investors in all 50 states. Check to see who is still taking on new clients.

Many CPA's here on BP specialize in STR taxation. Search around these forums for a CPA still taking on new clients.
