Spreadsheets are fine. If you really want to dip your toe in the waters of accounting software, you can try Stessa or Landlord Studio at low or no cost.

As usual, I agree with @Michael Plaks.

My recommendation would not to come in with guns blazing.  Rather, send an honest email about what you though the expectations were, how things panned out, and how the ship can be steered back on course. If he/she is still unresponsive, then it might be time to move on.

This happens to be a very common question here on BP. You may want to search for the forums with the exact wording of your post.

Also, you can use the search bar and filter by CPA. Look for tax professionals with many posts and votes.

I would also ask about the pricing structure and the preferred method and frequency of communication.

Try using the search button and filter by profession. Look for someone with a high number of posts and votes. Reach out to a few and see who is taking on new clients. Most of the pros here on BP work with investors all over the country.

There are many variables here and the roadmap will depend on your investment strategy.

For example, if you are interested in long term rentals and you are looking for $180k annual net income, you'll need 100 units averaging $150 per month of cash flow. All of those are variables that you can plug in for your situation.
