While an S-corp might be a consideration for your realtor income, you likely won't want to hold rentals in there. You should consult with a CPA for guidance on that structure.

As for the location of your LLC, you'll want to consult with an attorney who can advise you on domestic/foreign LLC options for maximum asset protection.

QB is great for larger portfolios or investors looking to scale quickly. But there is a real learning curve there.

If you want to dip your toe in the waters of the accounting software ocean, you might want to try Stessa for starters. Its free and has a much quicker learning curve.

Excel can work and many investors live on excel. As you scale, invariably start to consider software options for management and accounting. Some popular options are Quickbooks, Stessa, Rentredi, Appfolio, and others.

You might want to check in with a CPA that specializes in real estate to help guide you in setting up your banking and books properly. Some firms offer coaching sessions for these tasks.
