There are some great tax advisors here on the BP forums. Reach out to a few and see who is still taking on new clients. This is busy season for all of us.

Best of luck!

@Amber Layman

You get what you pay for in a cost seg. Make sure to go with a reputable provider.

@Yonah Weiss is the best in the business as far as I am concerned.

@Aaron McMillan

The LLC might not work for a house hack. Its definitely a good idea to have a tax consultation. There are several real estate tax professionals on the Bigger pockets forums. Feel free to search around and reach out to someone you relate to. Most of us work with investors in all 50 states.

I would start with the legal structure and making sure that it is in place. You'll want an operating agreement that states each partner's ownership percentage, profit and loss distribution, roles and responsibilities, what happens if a partner wants out, etc. Contact an attorney to get that drafted. You may also want to consult with a CPA for the tax ramifications.

There is a wide range of CPA's. Some are generalists, while others specialize in real estate. If you plan to scale in real estate, you'll probably want a specialist. There are several active ones in the BP family.

Aside from basic questions about workflow and pricing, I recommend asking this as a question in the interview process and let the CPA take it from there.

"Given my portfolio size and my goals, how can your firm add value to me?"

I agree with @Natalie Kolodij. There are many pricing structures out there. Some firms provide flat quotes. Others charge hourly. While others have a hybrid model.

Check around and find a provider that works with your needs.

Check the forums here on BP for real estate CPA's and reach out to some. It's late, but some are still taking on new clients.
