Cost segregation study for short term rental

How much is reasonable to pay for a cost segregation study? 
I have one, 6 bedroom short term rental, that was established in 2021, in South Bend Indiana. I’m also working on a 4 bedroom that should be up and running in the next 30 days. I’d like to get the studies to depreciate the furniture and such.

My advice is to talk with a CPA.  I am pretty sure he or she will tell you that you do not need do a cost segregation to depreciate furniture or appliances.  Cost segregation involves depreciating components of the structure such as the roof or a/c on a shorter depreciation schedule.  A good CPA will tell you that you are merely accelerating the depreciation on these components and not increasing the overall depreciation that you are ultimately entitled to take.  Be sure to talk about your expected hold period as this will influence the analysis.
