So you’re saying to simply save the money when nothing happens until something does? Say for example I had rented a unit out for $1000 a month with a maintenance/repair budget of 10% ie 100 dollars.

So let’s say the first month nothing broke now I have $100 sitting in the maintenance account and on the second month my door handle broke but now I have 200 to cover it instead of 100 because I saved the remainder from the previous month?

Oh wait I think I misunderstood what you meant you’re basically saying I should up my minimum cash flow target number to say $200 minimum ? To be more conservative?

When I say cash flow of $100 a month per unit I’m refferring to using the bigger pockets rental property calculator that adds in those factors. So it would be hypothetically cashflowing $100 a month after a 10% vacancy 5-10 percent maintenance depending on condition of property and so on… so it would be after all those expenses otherwise yeah it wouldn’t count you’re right

How does a crm apply to real estate? Like who uses them? A flipper or wholesaler perhaps? Sorry I know this is a newb question but I was enjoying reading this post and got me wondering.

I don’t think that guy meant you were acting ignorant I think he more or less was implying that going forward you should “fake it until you make it” and be confident. By the way it sounds like you’re doing great so far especially if you found 3 deals already, that’s 3 more than I’ve found this week! Haha

I was thinking about it and one way that came to mind besides getting a partner which is also a good idea, is to consider finding people who have no debt on their homes and using the seller financing method to secure a deal. Sometimes they’re willing to part with a home quickly and know that they can retire or do as they please and they want a steady monthly income rather than a large all once payment so this strategy may benefit both sides in your case. Can anyone else add to this or think of anything else? I’m sure there’s got to be more way!

Good job!! Way to hustle and get out there. Let us know how it goes this is exciting! What type of property are you looking for? If you could choose anything, something that needs paint and carpet rehab? Are you doing the flip yourself? Etc.

This is great advise. For me I would need about 20 rental units each cashflowing $100 to replace my 9-5 job. That’s say 4-5 fourplexes and I’m financially free on paper.

Can you guys please educate me on what an intention journal is? I’ve heard Brandon talking about it in his podcasts but don’t really understand it yet, what are the benefits and is it simply writing down your goals? There must be more to it though? Thanks!
