@Kenneth Celestin

Good point, thanks for sharing your opinion!

@Liwen Gu

Thank you for your opinion!

@Jack Orthman

That’s crazy that you had to deal with a property manager like that. I agree with you that you should certainly have a channel to communicate.

I think it should be a personal choice for the actual owner of a rental property to be anonymous or not. However I think they need strong business systems in place to ensure they are staying in the loop and checking in with a manager if they chose to go that route.

I plan to self manage my properties at least for a few years because it’s so important that I have freedom from my 9-5 job and can work for myself as an antrepenour. It’s critical I get it right and begin to free myself from work as a mechanic and make the transition into real estate!

Eventually i may want to hire a manager but will be very careful in choosing the right one.

@Andrew Freed

Great advise thanks! I’ve also heard you can use the lease as “the bad guy” and point to it the same way you would with saying you had to check with your partner.

@Jim K.

This is fantastic way of describing the two sides

@Steve K. Thank you for taking the time to share your experience with us.

Thank you all so much for the responses! I was just hoping to get everyones opinion on the subject. Sounds like its a resounding NO! Or at least use extreme caution and keep a business relationship. Some of you guys suggested that we don't share with the tennant that we are even the owner. I plan on purchasing a 2-4 unit multifamily and rent hacking it. So it would be difficult to keep it a secret. At least at our first investment property.

Thanks agian for sharing your thoughts!!

I like everyones suggestion about referring to the lease but I also like the theory of keeping your tennants happy and I would actually thank them for notifying me of a problem so we can work on a solution and prove that I would be there to support them.

Here in my apartment I rent from a landlord I had my sink clog once. I actually filled it up with hot water and used a plunger to work it free. It was just clogged with hair but was backing up the shower too. I'm a mechanic by trade and we have a similar "quick fix" type product in our industry called radiator/heater core stop leak. Also we have "slime" for supposedly helping to fix flat tires. In theory they work but you should always fix a leak properly at the source. for instance I would never fix a customers car with stop leak because the radiator might get plugged up with that crap or in some cases it might cause issues elsewear. so I would diagnose where the leak is coming from and iether mechanically force the debrie out or I would locate and repair the section needing replacement to ensure it's done right. this is a little off topic but just my thoughts. The drano essensially is like an acid that can eat through the hair but with too much it may damage piping. I can always tell when A customer would use slime and I would respect that they tried to fix it themself but when I would dismount the tire from the rim it would be so covered with sludge and crusty dried stuff ide have to clean the rim for a while with air tools before mounting a new tire.

What if you owned rental properties and when you went out to take care of a tenants complaint, you had a great chat with them and they invite you to go do something fun with them that you both enjoy like fishing for example.

Would you say sure lets go! Or would you politely pass because you're concerned it may cause issues and you'd rather maintain a strictly 100 percent business relationship with them? I was just reading posts on here and this random question popped into my mind. Just wondering what you guys would do?
